About this Business

When we were considering getting into business we knew we wanted to get into a business that was designed to help others as well as provide a need that would be ongoing based on the demographics of our area. Our territory is best described as an active retirement lifestyle community. The major business is dominated by the health care industry. As this is a destination for retirees, the major businesses cater to this growing population. Our total potential market is 67,000 seniors living in our territory which comprises 34.7% of the total population. Up to 1,000 seniors now and 1,800 within 5 years will be moving from an independent living situation and up to 80% of the current senior population, 53,600 will be aging in place and potentially needing downsizing services. The median home value was around $550,000 and medium income around $113,000. The demographics of our territory told us that there is a burgeoning need as people are aging out of independent living and they have the resources to sustain a business such as ours in helping with all of their needs whether that is downsizing/rightsizing so they can age in place or make a move to a more accommodating lifestyle as they age.

Once we had our small team assembled and trained we began with small downsizing, decluttering and online auctions.  We also had a Business Development Rep. for the first couple of months, but she was not adequately trained by us, she requested to move on from this job. We began doing the marketing ourselves and had a person doing online marketing and us doing the in person marketing.  We also were doing the in person jobs and between all of this we developed some major health issues which have hampered us to this day and thus the need to find new ownership. The major focus has been online auctions which has provided the most flexibility and income generating possibility. Working with other owners in the area has really helped us to find the most profitable way to conduct this business.

Growth opportunities

There are many untried opportunities for growth for this company that begin with a proper marketing strategy to sell the business to the right communities that are in this territory. There is so much potential for outreach to the area realtors, congregate care facilities, senior centers, hospital discharge social workers, funeral home directors and others that deal with persons and families in transition, either moving/downsizing or needing to liquidate personal belongings after a loss. This area will be growing rapidly over the next few years as people are beginning to get back on their feet after the damage from the storms and as they are rebuilding/moving and needing help to decide what to do with their possessions this business is designed to uniquely meet all of their needs from start to finish. This business needs someone who can sell this business and all of it's features to the right audiences as the potential for growth is tremendous.

Owner's Day-to-Day Involvement

The owner's role is to oversee the operations of both sides of the business. To oversee the business development, advertising/outreach and eventually the Business Development Representative who will be doing those jobs. The other side of the business is to oversee the moving/estate sales side of the business and eventually a manager for each of those divisions. In the beginning this means writing the proposals, then managing logistics for the particular job. Eventually is oversee all managers.

We can do the moving and estate sales all in one as needed, as well as other jobs as needed such as inventory for lawyers and when a customer from another state needs us to assist with getting personal belongings sent to them, we can do it! Reason for Selling

Personally we have had a lot of setbacks in our health to the point we cannot do the job properly to it's fullest extent needed at this time. We will soon both be on a full time disability. Along with our health, we suffered significant losses during the recent storms and our home was completely destroyed and we are still struggling to recover from that. The gross income is for the first full year of operation, the 2025 calendar year.
