ChemDry offers an industry leading hot carbonating carpet cleaning system that leave carpets free of harsh soapy residues other cleaners leave behind and dry in hours not days. With it's proprietary cleaning system, this franchise has been in operation for over 26 years. Serving 2 franchised territories Marion, Ralls, Pike, and Lewis Counties in Missouri along with Adams, Pike, and Brown Counties in Illinois this franchise can be operated out of your home from any location within these contracted service counties. Seller operates this business out of their home currently with 2 part time employees. We provide high quality cleaning services to residential and commercial clients with a large database of repeat customers. This business has great growth potential with limited competion in the area. Other services this business offers along with carpet and upholstery cleaning and protecting are tile and grout cleaning, wood floor cleaning, vinyl floor cleaning, area rug cleaning, leather cleaning, dryer vent cleaning and pet urine odor removal. Equipment includes everything needed to operate 1 van and crew along with many backup pieces of equipment allowing the future addition of a 2nd van if desired. This is a complete turnkey business. Seller will assist in training and transition, buyer required to attend 1 week new buyer training at franchisor headquarters in Logan, Utah. Franchise fees are a flat monthly fee and very reasonable. ChemDry offers annual training opportunities and has a easy to reach technical department when questions or issues arise. ChemDry also offers great marketing pieces and advise for marketing and recently started a national brand awarness campaign. Franchisor has a transfer fee of $6,000 that will be split 50/50 between buyer and seller.
Owner typically would run the day to day. Duties include talking with customers, scheduling jobs, running the office task, assisting with jobs in the field as needed. Owner will be the primary point of contact for the franchisor. Owner can operate this way and has the option to add an individual to assist in the office for scheduling customers jobs and other office task as he/she seen fit.

Equipment will include a 2014 GMC 2500 cargo van with HydraMaster ChemDry specific truckmount with hose reels and hoses, 2 RX 20 ChemDry Powerhead rotary carpet cleaning machines, 1 Kleenrite ChemDry portable carpet and upholstery cleaning machine, 1 high pressure tile and grout cleaning pump with hoses, and multiple tools to clean tile and grout, 1 Wood Floor Scrubber, 1 Cimex commercial carpet cleaning machine, 2 Rotovac upholstery tools and 1 stainless steel detail upholstery tool, 2 floor wands, 2 stair cleaning wands, multiple stainless steel canisters and spray wands used for applying presprays and pet urine treatment, small spot extractor machine, dryer vent cleaning equipment, floor buffer and other items for VCT strip and wax service, and many other smaller items used in our process. Cost of equipment is included in the asking price.
Inventory will be a moderate supply of the primary ChemDry cleaning solutions, carpet and upholstery protector, pet urine treatment, pre-sprays, and spot cleaners needed to operate. The business currently stocks enough product to operate for 1-2 months.
The current franchise owner has a website that is maintained by the franchisor, they also assist with the business Google advertising. The business currently has over 100 5 star reviews on it's website.
I purchased this existing franchise business in February of 1998 from an owner who started it in 1991. During my over 26 years of owning the business I have gotten to know many amazing repeat customers some of which I'm now cleaning for their children. Our customers love the ChemDry system for cleaning and our excellent service, many of them often refer family and friends. Our amazing repeat customers are always looking for the postcards we send out ready to book a cleaning. Our repeat customers are the primary reason I would love to see this franchise passed on and continued by a new owner, as our customers would truely miss this service in our region. The great thing about ChemDry is that the franchisor is always striving to make the system better and more efficient where they can. The franchisor has always been great to work with, just a phone call away if you need assistance, and reasonable as far as cost goes in the franchise world.

The business is located in a market that currently does not have a lot of competition. A marketing plan focused on reaching more customers in all of the 7 counties serviced should allow for more growth. Currently a lot of the areas outside of Hannibal, MO. and Quincy, IL. are hardly marketed to and have plenty of potential opportunities. The current owner primarily mails database 4 times per year, advertises on Google and Facebook, and a lot of word of mouth from happy customers. ChemDry has many great low cost marketing ideas in place for franchises to use who wish to grow their business. The new owner could also aggressively seek more commercial work. The current owner does some commercial work but does not actively pursue much of this at the present time. The franchisor recently launched a national brand awarness campaign promoting the ChemDry brand through national magazine ads, streamed TV commercials like the one attached to the YouTube link in this ad, they also advertise through social media. They release an annual breakdown of how this advertising is ran per quarter for franchises reference.
